Your apartment is cleaned to a 5-star hotel standard and maintained year-round by our onsite professional housekeeping and maintenance teams.

What are the Owners Responsibilities?

As with all holiday letting arrangements, owners remain responsible for the ongoing upkeep and repair of their apartment to ensure it remains compliant, well-presented, and suitable for holiday accommodation.

Standard ownership costs remain the responsibility of the owner and include, but are not limited to:

-         Council rates and water network charges

-         Owners Corporation levies

-         Landlord insurance

Under our standard holiday letting agreement, owners may use their apartment in accordance with contract conditions. Please note that owner stays do not generate rental income, and a departure cleaning fee applies following each owner stay.

Owner stays are capped per contract year, with blackout dates applying during school holidays and peak seasonal events.

How Holiday Letting Works

How does holiday letting work?

When choosing to holiday let your apartment with Roamfree, owners may select from one of two return structures, depending on their preference for certainty or flexibility:

GTA Guaranteed Return
A fixed, guaranteed return paid for an agreed term, providing income certainty regardless of occupancy.

Revenue Share
Returns are linked to your apartment’s performance, allowing you to benefit from occupancy levels and seasonal demand.

How long does the onboarding process take?

The full onboarding process usually takes two to four weeks, depending on the size and complexity of your property. During this time, our team audits your current operations, integrates our systems, trains staff, and prepares marketing and revenue strategies. We handle most of the transition behind the scenes so you can continue operating with minimal disruption.

Owner Services & Refurbishment Support

Our Owner Services department offers a comprehensive in-house refurbishment service, including furniture replacement using commercial-grade items at budget-friendly prices. We also coordinate and oversee additional works to ensure apartments consistently meet our4.5-star guest standard, encouraging repeat bookings, positive reviews, and ongoing capital growth.

Guaranteed Rental Option

For owners seeking certainty, we are happy to complete an appraisal and offer a Guaranteed Rental Agreement with no commissions applied.

By comparison, external agents typically charge commissions of approximately 7.7% – 8.25% per month, along with monthly administration fees. As your onsite management team, Roamfree provides onsite oversight, operational efficiencies, and flexible owner usage options that external agents cannot offer.
